Good news for The City of Centennial, which received its annual share of the Arapahoe County Open Space Tax Fund last week – an award of $1.987 million to fund its many new projects in its master plan of providing its residents with quality parks, trails and open space.

The City of Centennial created a citizen’s Open Space Advisory Board to help it determine which projects to pursue. It also partners with the South Suburban Parks and Recreation District and the Arapahoe Park and Recreation District to fund infrastructure improvements.

The Streets at SouthGlenn will be a major asset to the City of Centennial

The Streets at SouthGlenn is an upscale redevelopment project currently under construction on the site of the former Southglenn Mall, which opened in 1974. Three decades later, this exciting new development will completely revitalize its surrounding Centennial neighborhoods. The mixed-use project, slated for a Spring 2009 opening, is located in the heart of Arapahoe County near the intersection of Arapahoe Road and University Blvd.

Best Buy, Dick’s Sporting Goods, Staples and a Macy’s Home Store, will be among the first stores to open at the Streets at SouthGlenn next year. A highly anticipated new Whole Foods store is also under construction. Plans for the project don’t end with shopping, though. According to the City of Centennial’s website, the project will ultimately feature a park, fountains, festivals, community events, and concerts.

The Centennial real estate market will be invigorated by this exciting new development. The neighborhoods surrounding The Streets at SouthGlenn will greatly benefit from the added tax revenue and heightened profile. You should also be on the lookout for new residential projects, including Alberta Development Partners’ (the developer of The Streets at SouthGlenn) 200 for-rent luxurious apartment homes, and The Portola, which will consist of both retail space and residential space.

Homebuyers are always interested to hear which Denver metro area neighborhoods are thriving and which are flopping. I came across a very interesting article written by John Rebchook of the Rocky Mountain News this week, which revealed the hottest (and coldest!) zip codes in the Denver housing market. 

If you are looking for a hotbed in an otherwise stagnant Denver real estate market, consider heading to the 80202 zip code that encompasses the trendy Denver neighborhoods of LoDo and Riverfront Park. Homeowners are in high spirits as their property values appreciated a whopping 16.2% from 2006 to 2007. This impressive figure is no surprise as scores of ultra-stylish loft and condo projects are popping up everywhere in Downtown Denver. The top three were rounded out by 80112 in Englewood and Centennial (+15.8%) and 80126 in Highlands Ranch (+12.8%).

Aurora’s 80010 zip code, close to the flourishing Anschutz Medical Campus, saw a 12.8% increase in property values that likely stemmed from the new medical facilities are breathing new life into surrounding neighborhoods. Other Denver area zip codes that saw increases include the Southeast Aurora zip code of 80016 (+12.8%), Evergreen’s 80439 (+12.2%), Boulder’s 80303 and 80305 (+10.8% and +8.6%), Littleton’s 80127 (+7.5%).

A recent article in The San Diego Union Tribune reports that a 5.7 acre California oceanfront property has been put up for sale with a record $76 million price tag. Although the 10,000 square feet mansion needs extensive renovations to be habitable, it is located on prime property. The article argues that there is a strong market for multi-million dollar real estate.

All of this inspired me search the Denver MLS for high-end real estate. Where is the most expensive real estate in the Denver metro area? Currently, there are seven properties for sale in the Denver area that are priced over $10 million. Five of these properties are located in Cherry Hills Village, one is located in Sedalia and one “equestrian estate” is located in Centennial. There are 43 homes priced above $5 million that are located in the prestigious neighborhoods of Denver Country Club, Greenwood Village, Centennial Ranch in Parker, White Hawk Ranch in Boulder, and Bear Tooth Ranch in Golden. There are over 1,500 Denver area homes priced above the one million dollar mark.

The most expensive Denver area home for sale, listed at $20 million, is located in the exclusive Cherry Hills Village community. The 22,000 sq. ft home has seven bedrooms and nine bathrooms. Denver and many surrounding suburbs are becoming safer places to live. According to the 2006 Denver Neighborhood Crime Report, overall crime in the City of Denver declined 10% between 2005 and 2006. In addition, some of the Denver suburbs are seeing decreases in crime rates.

• Overall, there were approximately 46,000 reported crimes in Denver, which averages out to around 43 crimes per 1,000 residents.

   

• Bear Valley, Kennedy and Washington Park were among the Denver neighborhoods that saw the biggest decrease in crimes from 2005 to 2006. Washington Park saw a 31% decrease in crimes during the period including a 31 % decrease in the number of burglaries and auto thefts. A few Denver neighborhoods did not fare well in the report including Sun Valley, Five Points and City Park. These neighborhoods posted the largest crime rates per 1,000 residents in Denver.

   

• Douglas County continues to be a very safe place to live. YourHub.com reports that Douglas County saw a 14% decrease in violent crimes during the first half of 2007 compared to the same period last year. This conclusion is based on statistics from the Castle Rock Police, Lone Tree Police, Parker Police and the Douglas County Sheriff’s office. Both Castle Rock and Parker have seen slight reductions in violent crimes this year.

   

• In late 2005, the 12th Annual Safest Cities Award recognized Centennial, located in Arapahoe County, as the 25^th safest American city.

Believe it or not, even though it is only mid-July, many Denver area elementary schools are already in session. The start of a new school year always sparks the debate of which Denver area school districts are truly the best. Here is a run-down based on TeamCox’s extensive experience with both relocating buyers and local buyers with children:

In the Denver suburbs, Cherry Creek Schools and the Douglas County School District are generally considered to be the best in the area. Cherry Creek Schools, which encompasses Centennial, Cherry Hills, Greenwood Village, south Aurora, etc., is more requested than the Douglas County school district, which inclues Castle Rock, Parker, Highlands Ranch, etc. This is simply because when you want a tissue, you ask for a Kleenex. Although Cherry Creek Schools has been well regarded for a longer period, Cherry Creek and Douglas County are fairly equal since one district always has a particular program that is better developed than the other. Jefferson County Public Schools lags behind the other two southern suburban districts but has some bright spots. The Boulder Valley School District takes the prize in the northern suburbs followed by the St. Vrain District.

What should you do if your dream home isn’t in your desired school district? Colorado follows an open enrollment policy where under state law, students may attend any public school at no cost, whether it is in a different neighborhood or even a different school district. However, there are limitations based on space availability and each school district has different rules regarding how students can enroll in a school that isn’t in their neighborhood.

Last week, the Piney Creek Women’s League hosted its highly anticipated seventh annual 4th of July Parade and Picnic. To say that this is a major community event is like saying Mount Rushmore is a stone carving. This is the fourth time that TeamCox has organized this event and the main concerns are the same every year.  Will we have a good turnout?  Will the weather be too hot; will it rain?  Will everything turn out as planned?  Will the community support this?  We were once again blown away by the support and response from the families in Piney Creek.  This was by far the highest attendance ever and everyone seemed to have such a great time.  It is such fun to see so many neighbors greeting and hugging one another and genuinely happy for the sense of community that this event offers.

The kids were thrilled with the addition of Holly the Clown and a dunk tank that helped to beat the heat.  Centennial Mayor Pro-tem, Todd Miller and the first family, served as grand marshals for the official parade that was led from Indian Ridge Elementary school to the Piney Creek clubhouse.  The Arapahoe County Sheriff’s department ID’d and "tattooed" many of the children.  The sheriff’s department also brought out a CERTs trailer and had an officer on hand explain this program that is locally taught and funded by the Department of Homeland Security.

What better way to spend the 4th of July than having a great family event and honoring all who serve our nation both away and locally!
