Three prestigious, well-recognized companies are planning new office projects in metro Denver, offering further signs of an improving regional economy.  The TriZetto Group is planning a $40 million corporate headquarters at Meridian in Douglas County. Trimble is planning a 125,000-square-foot building in Westminster. And Johns Manville is planning to relocate from downtown Denver to Greenwood Village.  “It’s a very positive sign for the real estate markets in the Denver metro area that companies are looking for build-to-suits, ” said Sherman Miller, executive director of the CU Real Estate Center at the University of Colorado at Boulder.

There is good news on the Colorado employment front! September was one of the best months for Colorado job growth in 42 months. The state added 34,000 jobs in September, compared to September of last year. The Colorado unemployment rate decreased in September to 8.3 percent, which places Colorado 24th among all the states. The national unemployment rate is unchanged at 9.1 percent.

Several major companies have recently announced plans to relocate employees to the Denver metro area. Arrow Electronics, a Fortune 140 company, announced last week that it is relocating its headquarters from Mellvile, New York to Centennial, where it already employs 1,000 people.

Aurora has been selected for General Electric’s PrimeStar Solar plant, which will employ 355 people. The state-of-the-art solar-panel manufacturing plant will jumpstart Colorado’s clean energy sector. The Coleman Company is also moving 25 executives from Wichita, Kansas to Golden.

Greenwood Village, Colo. — The Arapahoe/Douglas Works! workforce center is celebrating Colorado’s Workforce Development Month in September by offering an increased variety of workshops, assessments and hiring events for job seekers and employers. The public can learn about the activities planned throughout the month by visiting www.adworks.org and clicking on “Upcoming Events.”

The events planned by Arapahoe/Douglas Works! during Workforce Development Month include:

• 10 hiring events, including Wells Fargo, Sprint, TransForce, FedEx Ground, Powell Law Office and McDonald’s.
• Dozens of general workshops for job seekers on topics ranging from résumés and cover letters to starting a business, networking, social media and steps to federal employment.
• Targeted workshops for youth, veterans, ex-offenders, disabled and 50+ job-seekers.
• Degrees to Work!, a two-week, customized workshop series for college graduates who earned a degree but have never found employment.
• Resource sessions for businesses on the Work Opportunity Tax Credit, federal bonding and federal civil rights regulations.

In addition, job-seekers and businesses can tap into the broad array of no-cost services that are available year-round at the workforce center, such as career and personality assessments, referrals to community resources, and workforce education and training opportunities. The experienced staff also offers individual assistance with career exploration and planning, finding job listings, résumé critiques and more.

Pre-registration for all events is required. Event locations vary and will include Centennial, Aurora and Castle Rock. There is no cost for any event or service.

The Denver apartment market is booming! The Denver Post reported last week that the Denver metro area’s apartment vacancy rate has fallen to 4.8 percent – the lowest level in a decade (since the first quarter of 2001). The rate decreased 21 percent from just  last year.

What does this mean for homebuyers in the Denver real estate market? Since the apartment vacancy rate is so low, rents have nowhere to go but up, landlords will likely be less flexible, and selection is limited. There has been a documented increase in rents throughout the Denver area. According to the article, during the second quarter of 2011, the median rent in metro Denver rose to $863.37, increasing 2.5 percent from 2010′s second-quarter median rent of $842.70.

It makes sense to purchase a home now while interest rates are low and it is a strong buyer’s market. A portion of your payments will go toward the loan’s principal and don’t forget the valuable tax write-off!

There is good news on the Colorado economic front!

• The Colorado Division of Labor recently reported that Colorado’s unemployment rate decreased for the fourth straight month in June – to 8.5 percent from 8.7 percent in May.  This decrease was the result of an increase in total employment.
• Colorado added 4,500 nonfarm jobs in June.
• The U.S. Federal Reserve’s “Beige Book” survey of our region’s (Kansas City-based 10th District, which includes Colorado and some or all of six neighboring states) “expanded at a moderate pace” in June and early July. Colorado’s region is reportedly stronger than many other regions.
• The survey also found that consumer spending “rose solidly” during the same period.

Denver is going to have the largest IKEA store in the world! As I drove north on 1-25 yesteday, I noticed how far construction on the new Centennial store has come in the past few months. The international furniture dealer is opening its 415,000-square-foot store months earlier than expected. The Grand Opening event is set for July 27th. Ready, set, shop!

According to a recent Denver Post report, Denver and Colorado Springs are among the metro areas  recovering the fastest from the economic recession.

Denver was one of six metro areas (out of the 100 surveyed) that outperformed the job creation rate during the 4th quarter, growing 0.8%, according to Mountain Monitor, a report by the Brookings Institution.  The report also took other economic indicators into account, including metropolitan product, which was up 4.5% in Denver from its peak in the 4th quarter of 2008.

Another economic indicator Brookings measured was housing prices, but unfortunately, it does not seem that the Denver housing market is a contributing factor to the recovery in Denver. On the contrary, the report claims that the sluggish housing market is slowing the recovery. The report goes on to say that home prices dipped in the 4th quarter, after a brief rise in the 3rd quarter. There is still some positive news, though. According to another article published by the Denver Post, home sales saw a 3.4% rise in February over the previous month.

Upon first glance, it seems that downtown Denver is on fire with commercial construction.  

The Denver Business Journal recently reported that Denver’s commercial real estate market showed many signs of recovery in 2010. The year ended with two big transactions, including a $149 sale of a downtown office building and MillsCoors signing a huge industrial lease.

The Metro Denver EDC reports that as of the end of the third quarter 2010, Denver’s office market vacancy rate was around 14.6 percent and its industrial vacancy rate was 6.1 percent. There were two buildings (totaling 301,550 square feet)  delivered in the third quarter, and an additional 15 buildings (totaling 540,000 square feet) were under construction. 

The rebound is partially attributed to the recovering economy and to renewed optimism. Hopefully, the commercial guys and gals will be able to lease or sell all of that square footage and the lessees will need some residential real estate!

This is good news for the Denver housing market, since a strong commercial real estate market always bodes well for the local economy, and for the local real estate market. It’s official. Littleton, Colorado wants your business! Cnnfn.com recently released its, “8 cities that want your business!” and Littleton landed in the sixth spot. The city was recognized for its “economic gardening” program, which originated back in the late 1980s after Lockheed Martin laid 7,000 people off from its Littleton office.

The economic program helps strengthen companies with 10 to 100 employees by providing access to information and resources, including access to market research and helping find funding for them. This information, which larger companies usually take for granted, creates a favorable business environment to entrepreneurs.

The article mentions that the program is working, including for ADA Environmental Systems, a pollution-control company that focuses on coal-fired power plants, and Charter Software, maker of business management software for farm and construction equipment dealers.
