Short Sales Growing in Popularity in the Denver Real Estate Market

Short Sales Growing in DenverJohn Rebchook, of the Rocky Mountain News, wrote an article this week, “Denver-area housing market long on short sales,” which analyzed the growing popularity of short sales in the Denver real estate market. The article reported that more than 11 percent of real estate transactions in the Denver metro area are now short sales.

There are disadvantages to short sales, including that they can be time-consuming and complicated for all parties involved. Sellers are also vulnerable to misrepresentation and fraud, if they don’t work with a trusted professional. TeamCox Realtors is a strong advocate of short sales, since foreclosure is absolutely devastating to a family’s financial future, not to mention a real blow to morale. Sellers can usually purchase another home in two years, since a short sale is far less damaging to their credit than a foreclosure. Lenders are often eager to participate in short sale transactions, since they will lose far less money in a short sale versus in a foreclosure.
