TeamCox Realtors just finished another transaction with a part-time real estate agent, whose second language is English and who works full time in the contracts department at the airport. She was only sporadically available, which made our job difficult at best. While our client seller, who is always our first responsibility in a transaction, could not be more pleased with how things went, we carried 75% of the load. When dealing with what is almost always the largest single investment a buyer or seller will ever partake in, part-time agents are doing a total disservice which results in an inability to fully represent the client buyer/seller.
Real estate is more than a full-time job, and agents who are not working in the field full-time are not processing enough transactions to have the necessary experience in protocol and procedures. During this most recent transaction, the agent representing the seller had no knowledge of a good house inspector, so the buyer went to the yellow pages and hired an unknown inspector. The buyer also wanted a separate furnace and air conditioning inspection, so we suggested several licensed and competent HVAC professionals. Much of the communication that routinely takes place during the course of a normal business day was done 8:00pm to 10:00pm, after the agent’s regular working hours. This resulted in some serious communication delays.
We are hopeful that one positive thing to emerge from the current real estate downturn is a return to professionalism amongst our ranks. The public, as well as other real estate agents, deserve this outcome.
