It is a well-known fact that the Denver real estate market is a buyer’s market. While this certainly isn’t a good thing for Denver sellers, there is still hope of receiving a solid offer for a home that is well priced and stands out from the endless sea of homes in the Denver MLS. If you invest the time and money upfront in getting your home in top-notch condition, your home will usually receive a higher offer and will be on the market for a shorter time
Given the importance of a home’s appeal to potential buyers, TeamCox Realtors has created a series of articles that encompass everything that you need to do get your home in top-notch shape before it goes on the market. The first installment, Colorado Weather Can Deliver a Beating to Your Entry Door,” describes how the condition of your front door is absolutely crucial when selling your home. Today’s article discusses improving your home’s overall curb appeal. Please be on the lookout for future articles including advice on getting the interior of your home ready for buyers and on the new phenomena of home staging.
Since buyers form an initial impression of your home within seconds of arriving, your home’s curb appeal is absolutely crucial. The following steps are crucial in optimizing your home’s curb appeal:
- Clutter – Remove all clutter from the exterior of your home including garbage cans, discarded wood scraps and building materials. Also, remove all small items including small planters, flowerpots, charcoal, barbecues and toys from the patios and decks. It is better to have all of this in the garage versus outside to distract the potential buyers.
- Roof - Ensure that you roof is free from overgrown landscaping and that the gutters are clean and in the correct position.
- Landscaping - All of your landscaping must be neatly trimmed and edged including the yard, bushes, trees, etc. Since the flowerbeds also need to be in excellent shape, it is a good idea to clear weeds, add extra mulch, prune the plants, etc.
- Windows - The windows, which need to be sparkling and clean, must also be unobstructed from overgrown landscaping.
- Paint and Siding - Inspect your home’s paint and siding to ensure that it doesn’t need to be power washed, touched up or redone.
- Front Door - Make sure that the front door is in good shape and repair and repaint as needed.
